Abstract: This paper shows that the result of the effective functioning of a large city is its spatial sustainable development as a fundamental concept of the world economy and how to manage the process of socio-economic evolution of society. Sustainable long-term development of the modern big city can be achieved through an effective system of its regulation, a balanced integration of social, economic and environmental assumptions and factors, as well as revision of the zoning system of large cities according to the modern trends of using their spatial potential.
